Zero-Cash Flow Property? Here's an idea.

To be successful in today's turbulent market, brokers have to be creative. We have been offering a zero-cash flow property (Rite Aid) for sale with mixed-results, as many investors shy away from the unknown. Our efforts have focused on explaining the relatively significant debt pay down offered by zero-cash flow arrangements and the potential tax benefits of a 1031 exchange. Highlighting our point, a new article in Commercial Property Executive succinctly explains how investors with properties underwater can defer potential tax liabilities using these types of properties. Considering the state of CRE, we're betting there are plenty of investors who will find zero-cash flow properties much more attractive after reading the article.
